Who it serves
Different clients need different things from an appraisal. Start with the door that fits — the services behind each one are themed by situation, not by form number.
Current-form production in ACI, flexible turnaround coordination, and documented preparation for the UAD 3.6 transition.
Retrospective date-of-death valuations, neutral divorce work, and tax-appeal support — scoped carefully and built to be defensible.
Pre-listing pricing, PMI removal, and pre-purchase valuations — an independent number before you commit to one.

A clear path
No generic package or one-size-fits-all promise. The assignment is defined around the property and its intended use.
Property location, intended use, timing, and any known access or property details.
Scope, fee, timing, required documentation, and inspection needs are confirmed before engagement.
The property and relevant market evidence are analyzed, then the agreed appraisal report is delivered.

Services · themed by situation
An appraisal is ordered for a reason. Each service below starts with that reason — who it is for, when the value date falls, and what the report has to hold up to. Scope and fee are confirmed before any assignment begins.
The core of residential practice: a well-supported market value for a purchase or refinance, produced on current forms in ACI and delivered through your normal ordering channel.
When someone passes, the value that matters is often the value on the date of death — a retrospective appraisal that supports step-up in basis and estate filings, handled with care for the family and the file.
In a divorce, the house is usually the largest shared asset — and the value has to be neutral, documented, and defensible for both sides, whether the date of value is current or retrospective.
If a Clark County assessment looks higher than the market supports, an independent appraisal gives your appeal evidence instead of opinion — built to USPAP standards and explained in plain language.
Price a listing on evidence instead of hope, or document the value needed to remove private mortgage insurance. Includes careful ANSI-standard measurement, so the living area in the report matches the house.
REO assignments and relocation-related valuations, where condition, market exposure, and timing all shape the number — and where local knowledge of each submarket does the heavy lifting.
Property types: single-family homes from entry-level to custom and upper-tier, new construction, townhouses, condominiums, vacant residential land, and REO properties across Las Vegas, North Las Vegas, Henderson, and the surrounding incorporated valley communities.
Forms & products: 1004 (URAR), 2055 exterior-only, 1073 condo, 1075 exterior condo, 1004D updates and completion reports, 1004MC market conditions, and 1007 / 216 rent schedule and income-and-expense statements. The form follows the assignment — tell us the situation on the quote page and the right product gets matched to it.

Service area
High Power Appraisal serves Clark County's incorporated valley communities: Las Vegas — including Summerlin, Lone Mountain, and the northwest valley — North Las Vegas, and Henderson — including Green Valley, Anthem, MacDonald Ranch, and Lake Las Vegas — along with the valley's unincorporated communities such as Spring Valley, Paradise, Enterprise, and Sunrise Manor. Geographic competency here is not a claim; it is a lifetime in this valley and two decades appraising it.
From downtown and the historic west side to Summerlin and the Red Rock foothills — master-planned communities, golf-course custom homes, older ranch neighborhoods, and everything between. The valley's widest range of housing stock lives here, and so does most of the custom and upper-tier work.
Red Rock country · west valley
Green Valley, Anthem, MacDonald Highlands, and the fast-growing south — a mix of established master plans, hillside custom homes, age-restricted communities, and new construction. Enterprise and Spring Valley round out the south and central valley coverage.
South valley · Henderson
Aliante, Eldorado, and the growing north — newer subdivisions alongside older established neighborhoods, with Nellis and the Sheep Range as the backdrop. Value here turns on knowing which pockets were built when, and by whom.
North valley · Nellis side
Paradise, Sunrise Manor, Whitney, and the east side's established neighborhoods — a wide mix of housing ages and styles where value turns on the pocket, the condition, and what has actually sold nearby, not a valley-wide average.
Central & east valley · Las VegasService covers Las Vegas, North Las Vegas, Henderson, and the surrounding incorporated valley communities. Service does not extend to Boulder City, Laughlin, Blue Diamond, or Nye County. If a property falls outside that coverage, you will be told that up front rather than finding out in review.
About & credentials · the mission, in one line
Born and raised in Las Vegas, I know this market from the high end to the low end — and every appraisal gets that local knowledge, a careful inspection, and a number I can defend.

The story
Robert Beatty is a Las Vegas native who attended Valley High School, a Nevada Licensed Residential Appraiser, and owner of High Power Appraisal. He entered the profession in 2004 and has built long-term, ground-level knowledge of the Las Vegas residential market.
His experience spans a broad range of Las Vegas residential property — from entry-level housing to upper-tier and custom homes — along with new construction, townhouses, condominiums, vacant residential land, and REO work across Las Vegas, North Las Vegas, Henderson, and the surrounding incorporated valley communities.
The approach remains direct: understand the intended use, define the assignment carefully, inspect and research the property, study the relevant market evidence, and communicate what the analysis supports.

“High Power” is a quiet nod to the Browning Hi-Power — the first pistol Robert ever fired with his father, a Marine. The reference stays in the name; the work stays focused on disciplined residential valuation.

Fees · Private & direct assignments
This schedule covers private and direct assignments — the work ordered by homeowners, attorneys, CPAs, executors, and agents. Lender and AMC orders are billed through the lender or AMC under their own fee schedules, so they are not priced here.
Fee schedule
Fees are based on the complexity and scope of the assignment — the property's size, condition, and location, and the time and work the assignment requires — never on the value of the property or the outcome of the appraisal. Your exact fee is quoted and confirmed in writing before work begins.
A full interior inspection and appraisal of a single-family home — the standard report for purchase, refinance, pre-listing, and private decisions.
$450–$550Built into the full 1004 appraisal — not an add-on. Covers the as-is value and, when the home is subject to completion per plans and specs, the initial plans-and-specs inspection with a completion percentage, plus the additional comparable support inside and outside the subdivision the assignment requires.
$500–$600A full interior inspection and appraisal of a condominium unit, including the project and common-area context the value depends on.
$450–$550An exterior-only observation with a full market analysis — no interior access — for situations where a drive-by scope is appropriate.
$350–$400The exterior-only scope applied to a condominium unit — observed from outside, supported by the same market research.
$350–$400Private work for divorce, probate and estate matters, and date-of-death valuations at a current date of value.
$300–$500Quoted individually — a retrospective GPAR assignment where the value date falls in the past, with the added complexity that work requires.
from $550Added to the base fee when an REO assignment calls for the REO addendum and its additional analysis.
+$100–$150Added to the base fee when a rent schedule is required as part of the report.
+$100Added to the base fee when an operating income statement is required as part of the report.
+$100When both the rent schedule and the operating income statement are included in the same report.
$150A return visit at the end of the assignment to verify completion — photographs and the completion/update form so the loan can be signed off.
$100–$150When a deadline calls for an accelerated turnaround, a rush charge applies depending on how fast the report is needed.
+$100–$200Large, custom, acreage, unique design or characteristics — quoted per assignment, typically +$100–$200. Solar research is included in the standard fee — solar is not a complexity trigger and carries no separate premium.
typically +$100–$200Private work only: this schedule covers private and direct assignments. Lender and AMC orders are billed through the lender or AMC under their own fee schedules.
These are direct-engagement fees — no management company takes a percentage between you and your appraiser, so the fee you see is the fee the work is done for.
Fees are based on the complexity and scope of the assignment — the property's size, condition, and location, and the time and work the assignment requires — never on the value of the property or the outcome of the appraisal. Your exact fee is quoted and confirmed in writing before work begins.
